Covenants, Conditions, and Restrictions

Creek Hollow is governed by a Homeowners Association (HOA).  The original tract was planned, designed, and approved as a
self-contained, deed restricted community with its own set of covenants, conditions, and order of rule under which all property
owners would live and abide and which provide for the maintenance of all Common Properties and improvements thereon.  
This set of regulations is the Covenants, Conditions, and Restrictions (CC&Rs).
The CC&Rs and the ACA Standards should be the first reference when requiring information related to making changes or
determined what is allowed.  In case of any conflict between the CC&Rs and the ACA Standards, the CC&Rs shall control.

Architectural Committee

The Architectural Committee is composed of a minimum of three members with volunteers normally solicited during the annual
homeowners meeting.  All members must be approved by the Board of Directors.  The committee normally meets once a
month.  The primary purpose of the meeting is to review all architectural requests received during the previous month.

The Architectural Committee is organized with a chairperson, vice chairperson, secretary, and committee members.  The
chairperson shall be appointed from the membership of the committee with approval of a majority of the Board of Directors.


Purpose

The Architectural Committee normally performs the role of Architectural Control Authority (ACA) which regulates the
external design, appearance, and location of the properties and improvements thereon.

The Architectural Committee is responsible for:

  • Reviewing applications for exterior modifications from individual homeowners.
  • Approving or denying submitted changed by a majority vote unless the authority to approve or deny is delegated to a
    part of the committee or an individual by a majority vote.
  • Developing and maintaining Architectural Standards and related regulations for submission to the Board of Directors
    for approval.
  • Enforcement of Architectural Standards and related regulations as directed by the Board of Directors
